In which settlements can I acquire a house? In every settlement, multiple houses are available to you. There is no limit to how many players can buy the house, as the houses are instantiated. So you don’t have to worry about all the homes being snatched away from you.
How can I acquire a plot of land? To own a home, you must meet various conditions.
First, you need level 15 to access housing at all. After that, you must have raised the reputation in an area to level 10 to unlock the house purchase.
Later in the game, you can own up to 3 houses in a settlement.
What types of houses are there? There are 4 different tiers of houses, each with its additional requirements. Here is an overview of the individual house tiers and what you need to unlock them:
- Tier 1 House/Apartment
- 5000 Gold
- Level 10 area reputation
- Tier 2 House/Apartment
- 10000 Gold
- Level 15 area reputation
- Tier 3 House/Apartment
- 15000 Gold
- Level 20 area reputation
- Tier 4 House/Apartment
- 20000 Gold
- Level 30 area reputation
Note: The first house purchase has a 50 % discount. If you directly buy an expensive tier when you buy your first house, you can save more money.
Houses come with additional costs: Unless your company controls the area, you must pay a weekly property tax. The guild that controls the area can set the tax rate at any time between 5% and 20% based on the purchase price of the house. Therefore, you may have to pay up to 4000 Gold per week for your tier 4 house.
So think carefully about whether you want to buy houses in a specific area and first inform yourself about the company and taxes in the respective territory.
What happens if I can’t pay the taxes? If you are in arrears with your payment, you will no longer be able to use all the advantages of the housing system (such as free teleportation every few hours) and also cannot make any further decorations until you settle your debts.
What happens if the owner of the settlement changes? Even then, you will keep your house and not lose it. However, the new owner may set different taxes, which will then impact your finances.
A plot of land helps you immensely with your progress
What advantages does the housing system bring? Owning and furnishing a plot of land gives you several strong benefits that will significantly help you in the game. The higher the tier of the house, the greater the bonuses you receive.
Since New World has no mounts or fast travel methods, the limited teleportation options are immensely important and time-saving. However, beyond this advantage, there are other bonuses in the housing system that are often overlooked. We will show you what advantages each tier has:

Housing is good for your Azoth wallet: An additional major advantage is the resetting of the teleportation time. This costs between 20 and 40 Azoth, unlike a regular settlement-to-settlement teleportation, which can quickly consume 100+ Azoth. Thus, you also significantly save resources here.
Pay attention to your trophy selection
What are trophies and what do they bring? In New World, you can place so-called “trophies” in your house to receive a global buff depending on which you need. These increase your luck value when you engage in the specific activity. For example, the buff from the “Lumberjack Trophy” allows you to find rarer materials while chopping wood.
Up to 5 trophies can be placed in the house at the same time.
Where do I get these trophies? These can be crafted at the workshop. The rule here is as always, the higher the tier, the stronger the effect.
You can also acquire trophies through the trading post from other players if you do not currently have the opportunity or time to craft them yourself.
Which trophies are most worthwhile? And once again, New World demonstrates its flexibility. There is no perfect trophy arrangement. Depending on which craft or what you specialize in when gathering, your trophy collection in the house should be decorated accordingly. If you want to become a armorer, it makes sense to craft the “Armorer Trophy”.
